Prices Increased again!!!!!
In April, home prices increased for the third straight month in the Fort Myers area market.
The median price for single-family homes sold with the help of a Realtor rose to $103,000 last month, up nearly 11 percent from March and up more than 7 percent from April 2010, according to a report by the Realtor Association of Greater Fort Myers and the Beach Inc.
The statistics are based on sales made by the association's members.

Economy, affordability to drive home sales growth
WASHINGTON – May 16, 2011 – Home sales are on track to outperform last year, even though the market doesn’t have the benefit of the homebuyer tax credit, NAR Chief Economist Lawrence Yun told a packed room on Thursday during the Residential Economic Update at the 2011 Realtors® Midyear Legislative Meetings.
Both Yun and Nothaft predict home sales a little higher than 5 million, which would improve upon last year even though 2010 had the artificial stimulus of the tax credit.
Historically high affordability is one of the key drivers of the improved sales performance. NAR’s affordability index is at its highest level ever, at nearly 170, which means households earning the national median income have 170 percent of the income needed to buy a home at the national median price.

ORLANDO, Fla. – May 10, 2011 – Florida’s existing home and existing condo sales rose in first quarter 2011 compared to the same period a year earlier, according to the latest housing statistics from Florida Realtors®. Existing home sales increased 13 percent in 1Q 2011 with a total of 44,531 homes sold statewide; during the same period the year before, a total of 39,406 homes changed hands according to Florida Realtors. Statewide sales of existing condos in the first quarter rose 29 percent compared to the year-ago sales figure.
Seventeen of Florida’s metropolitan statistical areas (MSAs) reported increased sales of existing homes in 1Q 2011 compared to the same three-month-period a year earlier, while 18 of the MSAs showed gains in condo sales, according to Florida Realtors.

Atlanta-based Beazer Homes has started a new division to buy distressed homes and fix them up for the rental market.
In a statement, the company says it already started the program in Phoenix. The program entails buying homes, typically out of distress, that were built since 2004, then making the necessary repairs to offer them for rent.
The company anticipates having 100 homes in the program in Phoenix by the end of the year and possibly expanding it to Nevada and California.

iPhone App
Real estate agents can use an iPhone app to save information from the business cards they collect at conferences and business meetings by converting it into a digital format.
Cardmunch allows them to take a photo of a business card and upload it to the app's server. At that point, however, an actual human being transcribes the information so it can be used in more than one software program. Agents could import card data into their contacts and send LinkedIn requests and follow-up e-mails.

WOW - I have been recently approached by a German Television Stations. The topic of the televised Show has been the real estate market in Florida and especially in the SW Florida Area. The German TV crew from Mieten – Kaufen - Wohnen filmed me while I was showing property to German buyers in Cape Coral and interviewed me about the purchase process. This Show not only promoted the real estate market, it also promoted the beauty of the SW Florida. This Show will be broadcasted nationwide in Germany on Vox.
